Foundation crack repair

Some foundation cracks are normal, while others may be a sign of serious structural problems. Cracks in a home’s concrete foundation can be difficult to diagnose and costly to repair.

Are foundation cracks normal? Yes, and they usually are no reason to panic. In fact, most cracks in a poured concrete foundation are a natural result of foundation settlement and shrinkage of the concrete during the curing process and can be easily fixed or simply left alone. But if the cracks are abnormally large or allowing seepage to enter the home, they are often a sign of a more serious structural problem.

Types Of Foundatoin Cracks and how to repair them

The first step to repairing a foundation crack is to identify what type of crack it is. There are 3 common types that impact foundations.

  1. Dry Non-Structural Crack. A non-structural foundation crack is one that does not pose a threat to the structure of the home, and typically only results in leaks during rain storms or when snow is melting. Despite the lack of structural threat in this case, water seeping into your basement is still a serious matter that requires attention.
  2. Wet Non-Structural Crack. This type of crack is the result of foundation shrinkage due to water evaporating from the concrete. It would typically happen within the first month after a foundation is poured. The wetter the concrete mix is initially, the more shrinkage will happen, increasing the likelihood of cracks forming. The natural setting of the concrete can also lead to cracks.
  3. Structural Foundation Cracks. These types of cracks are extremely serious as they pose a risk to the structural integrity of your home. Sure sign of a structural deficiency are horizontal cracks, and cracks wider than a 1/4 inch. Structural foundation cracks are normally the result of movement, whether it’s caused by temperature changes, soil pressure or soil shrinkage.

Repairing Vertical or Diagonal Cracks

Vertical and diagonal (stair-step) cracks in your home’s foundation are most often a sign of foundation settlement and not necessarily a sign of structural damage. If the crack seems even when you run your finger across it, it probably isn’t a sign of a major problem. If you have small cracks and/or water seepage, we can use epoxy injections to repair a diagonal or vertical crack. Once a crack is large enough to insert a dime, you may have a foundation problem and you will need to invest in structural repairs.

Horizontal Cracks repair

Horizontal cracks on foundation walls often indicate serious problems that may eventually lead to complete foundation wall failure. If the soil around your home is not properly graded and drained, water will eventually saturate the ground around the foundation walls and increase the hydrostatic (water) pressure which may exceed the weight-bearing capacity of the walls and cause them to crack or bow. Properties with clay soils that expand and contract significantly are particularly vulnerable to lateral pressure on their walls.

One of the best methods used for crack repair is epoxy injections.  Epoxy injection is a system that welds the crack back together.  It restores the original strength and loading of the original concrete.  Epoxy injections also restore the design and structural quality and make the concrete seem as good as new.

Repairing Foundation Shrinkage Cracks

Before repairing a foundation crack by sealing it against water entry, it is important to diagnose the cause of the crack and its effects on the building structure.When it has been determined that there is an underlying ongoing problem such as one leading to foundation movement or damage to the structure, the underlying problem should be corrected as part of any foundation or slab repair.

Cracks in poured concrete walls that are larger than 1/4″, cracks which are increasing in size, or cracks which are otherwise indicative of foundation movement should be evaluated by a professional. Repair Cracks in Brick or Concrete Block

Waterproofing the exterior of your home can help protect your walls for longer. If you notice vertical or diagonal cracks forming, have a contractor inspect your foundation, as you may have a foundational leak on your hands in addition to any leaks the wall crack has caused. The waterproofing process can also help protect any green wood supports from coming in contact with water and weakening further.

Foundation Cracks on Corners of Homes Repair

To repair a foundation corner or wedge crack, have a contractor mortar or epoxy the loose piece back in place. If you are going to do the repair of small foundation crack yourself, be careful to match the concrete color. If you use epoxy be careful to avoid getting excess glue on your foundation.

Repair foundation crack from outside

Some cracks in foundations need to be repaired from the exterior. Our exterior crack repair services ensure that the foundation leak is stopped from the outside, preventing further water intrusion.

Exterior Crack Repair Service Process:

  • Crack is Excavated and Prepared. The entire crack is excavated from the outside, typically by hand. The cracked location is then wire brushed and filled with Bentonite. A weeping tile test may be performed depending on whether or not the home has a weeping system installed.
  • Waterproof Rubber Membrane Installed. Bentonite is covered with a rubber waterproof membrane (usually BlueSkin®) which helps to waterproof the foundation providing an air-tight layer between the foundation and any penetrating water.
  • Dimpled Air-Gap Membrane Installed. Providing weeping tile is functional, we then install a dimpled sheet air-gap membrane over top of the rubber membrane as additional waterproofing as well as to provide a hydrostatic pressure relief.

Also we use Urethane injection for repair foundation, an expanding sealant that uses water as a catalyst to form an impenetrable gasket to fill the crack all the way through to the outside soil. The greatest advantage of Urethane, however, is its flexibility.  When a repaired cement foundation shifts, as it likely will, the flexible urethane maintains contact with the concrete and moves with the wall. Epoxy, on the other hand, being rigid, will tend to crack and expose the basement to renewed leakage.

 

Repairing foundation cracks from inside

Epoxy is the material of choice for repairing the structural Foundation Crack from inside. Because the crack was initially caused by stress resulting from movement which can continue, epoxy alone is not generally enough to ensure the repair of the crack. Further reinforcement, in the form of carbon fiber countersunk staples or straps, is often necessary to ensure that the crack does not expand.

There are two ways to repair floor cracks:

  • The first is a gravity-fed injection process of a two-part epoxy resin, coupled with coarse sand. This repair actually “welds”, or glues the concrete back together and penetrates through the thickness of the pour. The “weld” that’s created is a permanent repair and will not allow radon gas, moisture, or insects to penetrate through.
  • The second process used to repair floor cracks is a self-leveling urethane polymer which adheres to the concrete. This prevents intrusion of radon gas, moisture, and insects, but it does not penetrate through the entire floor. For homeowners that do not plan to finish the basement, a urethane polymer is an inexpensive alternative to an epoxy.

 

What are the best methods for fixing foundation cracks?

The easiest and most effective way to repair a vertical wall crack is by injecting an epoxy or polyurethane sealant into the crack that will permanently seal it and stop the flow of water from the outside. You repair diagonal cracks in much the same way. However, it may take more material to prevent future movement. Also, because diagonal cracks are often due to differential settlement, it’s important to determine where the settlement is located and to take measures to prevent settlement there in the future.

If your foundation has multiple cracks, you may be tempted to fix only those that are actively leaking. However, it’s worth the expense to have all cracks repaired at once to eliminate the risk of new leaking cracks.
