Exterior VS. Interior Basement Waterproofing

As a homeowner, you definitely want your home to be safe, dry and waterproof. However, the reality is that almost all basements suffer from water damage at some point. So, it’s not about IF you need basement waterproofing, but rather WHEN you will need it, and WHAT kind of waterproofing system you should choose. Below is an overview of the two main methods: interior and exterior basement waterproofing.

Interior waterproofing

Since interior basement waterproofing system comes into play, when there’s already water getting into your basement, this is not technically a waterproofing solution, but rather a water management system. When talking about interior waterproofing, we usually mean a sump pump installation – drainage system that collects water from the weeping tiles and pushes it outside the house.

Interior basement waterproofing has some advantages over exterior waterproofing like:

  • the home’s exterior landscaping is not disrupted;
  • the installation can be performed no matter what the weather conditions are;
  • it is least expensive.

However, its disadvantages are much more prominent:

  • it doesn’t keep water from penetrating inside the house;
  • water penetration hampers the block walls and may cause mold development.

So, this solution can be deployed when, for instance, excavating is not possible due to accessibility cases. But whenever possible, exterior waterproofing should be considered as a priority.

Exterior waterproofing

This solution may include partially rebuilding the foundation, applying hydrostatic mastic and installing a new drainage system, if required. The method has number of important advantages:

  • that’s a truly waterproofing method since when applied properly, it stops water from entering the home;
  • the pressure on the basement walls is relieved as water in the soil along the exterior of the basement walls drains into the drain tile;
  • there is minimal to no disturbance to the interior of basement.

Unfortunately, there are also some important disadvantages to exterior waterproofing:

  • it involves excavating and hence, disruptions of exterior landscape;
  • work may take several days to complete.

Unluckily, weather conditions in Toronto area cause basements to leak too often. With lots of rain in spring and fall, and lots of melting snow in winter, it seems that waterproofing in Etobicoke and its neighborhood is a must. However, it comes as a bonus that waterproofing is likely to increase significantly the price of your property if you decide to sell it at some point.
Every house is unique, and you should consult with a professional to design the proper waterproofing system for your particular home. Here at Tornado Plumbing we offer high-quality waterproofing service and are always happy to protect property of Toronto inhabitants from water damage. Feel free to contact us and stay dry!

Backwater Valve Installation Rebate from City – How to Get it?

Every inhabitant of Toronto is eligible to receive a rebate for backwater valve installation in their basement from City of Toronto if the procedure met all of the conditions of Basement Flooding Protection Subsidy Program.
This program is developed to protect home owners form basement flooding and any single-family, duplex or triplex residential homes can receive up to $3,400 in rebates for installing flood protection devices, like sump pump, backwater valve, external weeping tile connection or capping of the home’s storm sewer.

One of the most important conditions is that the contractor which does the job has to have a valid City of Toronto business license of one of the following categories:

  • Plumbing Contractor (T94)
  • Plumbing and Heating Contractor (T92)
  • Drain Contractor (T87)
  • Building Renovator (T85) – is not valid for Backwater valve installation

Tornado Plumbing has Drain Contractor (T87) license, which qualifies our company to do all of the job that City of Toronto provides rebates for. This includes backwater valve installation, sump pump installation and pipe severance and capping.

The rest of the conditions for getting a subsidy are:

  • You must own the building (i.e. be a registered owner with City of Toronto)
  • For each eligible installation your property must not have excided lifetime maximum of subsidy amount
  • It’s only available to homes that exist and are finished, so if your house is in the planning stage or still being constructed, you can’t get rebate
  • Downspouts from your property’s eavestrough must be disconnected from the City’s sewer system or you must have applied to the City for an exemption
  • Parking pads and the rest of the paved areas on the front yard must comply with Toronto’s Zoning By-laws
  • The application has to be submitted within one year after flood protection devices (backwater valve or sump pump) were installed
  • For installing backwater valve you need to get a building permit from the City of Toronto and have the inspector from City before making an application for subsidy
  • You have to give a permission for the City of Toronto to make an inspection of installed devices and allow them to take photographs and make videos
  • Contractor that does the installation has to have a proper licence(s) – Tornado Plumbing got you covered here
  • You need to keep original invoices from us to provide them to City for rebate
  • Officially City of Toronto does not guarantee you that you’ll be given a subsidy and you may need to wait, as they provide rebates on a “first-come, first-serve” basis. So far all of our clients who applied – received the rebate

How to Prepare Basement for Winter?

It is a common knowledge that winters in Toronto are very cold, top it up with closeness to the lake and you have perfect conditions for basement flooding. This is the last thing you want to deal with during the cold season. Decrease of temperature and icing of the water in soil can cause cracks and leaks letting the moisture to your basement. As a result you could have mildew, mold and damage to the staff you store in the basement.

You can prepare for it in advance to avoid the consequences. Below are tips on how to prepare your basement for winder to avoid headaches during the holiday season:

Check if There is Any Water Around Basement Windows

One of the ways for moisture to enter your home are windows. Walk around your house after the rain and check if there is any water near windows of your basement. Look for accumulations of water around window wells of the basement or for spots in the lawn where water does not drain.

If there are pools of water and you do have cracks in the foundation it may cause problems. Also, check for any running water from basement windows.

Window treatmens could be a temporary fix, though eventually you may need to replace your window wells.

Make Sure Your Sump Pump is functioning

Check for water pooling around sump pump hose, this may be happening due to dips in the concrete of the basement floor. When temperature goes below zero degrees and water freezes in unheated basements, it can cause break down of the sump pump or just temporary stop.

Your discharge lines have to be insulated to ensure the water is pumped freely away from the foundation. In the worst case scenario ice may cause damage to your sump pump and you will have to change it.

If you do notice that water is collecting around the pump or that sump pump is working, call professionals from Tornado Plumbing for repair.

Cracks in Seal

If you have any cracks on the exterior of the basement it may result into water leaking into basement during rain season or when the snow is melting. It becomes even bigger problem if the water that go into those cracks freezes again, as it will expand and make cracks even bigger.
Several cycles of this process could happen in one winter and your will end up having wide cracks in the foundation, which would cause mold and moist in the basement.

To prepare for winter, check concrete for cracks before the weather becomes frosty. If you know how to fill cracks you can apply some hydraulic cement or silicone to cracks smaller than two mm. And if you are not comfortable with filling those cracks yourself, call Tornado Plumbing for help.

Clean Snow Around the House

You do not want any snow, water or ice anywhere close to you the walls of your basement. Thus, you need to shovel snow away from the house and remove any ice, before it melts and gets into the cracks to freeze again. Also, do not pile snow or ice very close to the house, move it to the far
end of your backyard.

Clear Your Gutters from Debris

Always make sure your gutters are clean and nothing is blocking water flow, before winter. If you have any soil or leafs there it will cause water to go directly into the soil around the building and freezing when the frost starts. Check all gutters and drains are clean and water can travel at least five feet away from the house.

Protect Pipepes from Freezing

When water freezes it expands and if that happens in the pipes burst. To save your house from burst pipes, make sure that waterlines are well protected from cold air and freezing temperatures. Insulation can help or putting heater in the spaces with no central heating. You can also drip warm water overnight.

If you notice high humidity levels in your basement or if you know it has poor drainage, you may need basement waterproofing. Waterproofers from Tornado Plumbing are always here to help!

How to Prepare Your Plumbing for Winter in 7 Easy Steps

If your home is not ready for winter, cold temperatures can harm your plumbing system and lead to costly damage caused by burst pipes. So you should take certain measures to protect your plumbing system from winter weather and avoid costly burst pipes issues. Learn how you can prepare your home and your plumbing for winter and prevent plumbing damage from freezing.

  • Check your pipes for leaks and fix them

It’s the first step that you should take. Inspect all your pipes and check them for possible leaks. In winter months, even the smallest leak can cause serious problems. If the temperature drops, the water in your pipes can freeze and swell and lead to bursting pipe around the leaky section and spread to surrounding pipes which can be expensive and time-consuming to fix. If you notice any signs of leaks, you should have all leaks repaired early because that can save you unnecessary work in the future.

  • Insulate your pipes in unheated areas

Water pipes in your crawl area, garage, basement or attic are more vulnerable to freezing when the temperature drops. Insulation is the first thing you should do to prevent leaks, cracks and burst pipes in these unheated areas and it will be wise to protect pipes in closets or under sinks as well. Wrap all exposed pipes using heat tape, insulation foam or insulation sleeves and do not leave any gaps.

  • Winterize your outside faucets

Turn off outdoor faucets and taps and drain water from them. A good idea is to turn off the water supply to them. Disconnect and drain water hoses and store them indoors in winter.

  • Service your water heater

Give your water heater a tune up. You should drain and maintain your water heater to get rid of sediments at the bottom of the tank but as it’s hard to do it yourself, you should call a qualified professional for this task. He will do a professional check and repair to keep you from making an emergency call to a plumber in winter.

  • Open cupboard doors

Leave cabinets doors open under sinks in your bathroom, kitchen or basement to allow warm air to circulate and insulate the pipes to prevent them from freezing.

  • Keep your home warm

Make sure your heating system is in good order and do not turn off your furnace even if you are going away for winter holidays. You should keep the thermostat set at least to 55 degrees to avoid thousands of dollars in water in water damage from a burst pipe.

It’s vital to invest your time and take care of your plumbing system before the winter sets in so you don’t have to worry about frozen pipes or deal with any plumbing emergency in winter when you need your pipes the most. If you want to get a professional plumbing system inspection, contact our team of certified plumbing experts at Tornado Plumbing. We will gladly help you prepare your plumbing for winter. Replace sewer lines in North York

On average a property owner will need to replace sewer lines once in a lifetime. Pipes are not supposed to serve forever and the older the sewer pipes are the more likely homeowners are going to have problems with them. Although modern PCV pipes are supposed to have a lifespan of over 100 years, temperature drops may cause sewer pipes cracks. Cracked sewer pipes are not just a costly repair —they can result in extensive and pricey damage to your property and lead to serious health risks. It’s important that drain line repair and sewer line replacement tasks should always be performed by certified, professional plumbers.

Solved Sewage Backup ProblemsA homeowner from North York contacted Tornado Plumbing team because he had persistent drain issues. The house was built in the late 1980s and he had a clay sewer line. This material can only last for 50 or 60 years and the homeowner was recommended to replace clay pipes because these problems would only get worse over time.

Tornado Plumbing team are fully trained in the use of state-of-the-art equipment and technologies to replace damaged sewer lines. We use new trenchless methods that lead to less damage to driveways and yards than commonly used traditional repair and replacement methods. Besides, these methods are more cost-effective.

In this case, we used the minimally invasive pipe burst method which eliminates the need for digging long and deep trenches and is now widely used in place of traditional sewer line replacement. The entire sewer line replacement was done in a day. We made small holes to access the places at the beginning and at the end of the damaged clay pipe. After that, we pulled a new plastic pipe through the existing clay pipe which burst the old damaged pipe into small pieces while simultaneously laying new pipe.

The old clay pipe was seamlessly replaced with a new plastic pipe and we had the drains running quickly again.
